Our goal, for management programs, which are specifically designed to meet the individual property needs, may include the following services:

Property Review: At the conception of our management relationships, a complete property analysis can be conducted. This includes a thorough investigation and report on the current conditions and life expediency of mechanical equipment and building components, immediate maintenance concerns and prioritization of such and a budget forecast of future expenditures.

Management of Building Components (interior and exterior): roof and window systems, parking and road maintenance, signage, energy management, procurement of repair supplies and services, life-cycle maintenance and inventory control.

Security and Life-Safety Management: Code compliance such as ADA, correction of hazards such as environmental issues, evacuation planning, disaster recovery, and fire and life safety issues.

Mechanical System Management: HVAC, electrical, plumbing, and elevators, which will maximize equipment life and provide complete satisfaction and safety for the employees of the property.

Daily Operations: Supervision of outside contractors providing routine or periodic services for the property and the negotiation and administration of all service contracts such as janitorial services, window cleaning, extermination, mat and plant rental, refuse removal and recycling

Preventative Maintenance Programs: Long or short term planning based regular site inspections, evaluations and annual reviews, to be provided to the property representative for evaluation.

Emergency Response Services: The Ogden & Company, Inc., AMO® maintenance division, Craftmaster Contractors, can provide twenty-four hour, seven day a week emergency services to the property. CraftMaster Contractors was specifically conceived to provide timely, cost effective and top quality maintenance services. CraftMaster can also provide preventative maintenance, painting and constructing services.

Property Planning and Forecasting: Annual and three to five year budgets, financial forecasting and monthly reporting, capital program development and implementation.

In addition to our tailored management programs, Ogden & Company, Inc., AMO® is available on a consulting basis for a variety of services including property analysis and asset management reporting.
